Challenge

Securing a long-term, high-quality tenant was the primary challenge for this 12,000-square-foot industrial warehouse and office space. Achieving this was particularly difficult because the specialized property required an above-market rental rate, which narrowed the pool of qualified prospects and made finding the right fit more critical than simply filling the space.

The property consists of a fully climate-controlled warehouse, a rare amenity for a building of this size, along with epoxy flooring, which is also uncommon in industrial spaces. It includes an 80-foot driveway capable of accommodating 18-wheelers and is equipped with 480-volt, 3-phase power to support specialized industrial operations. Given these unique features, finding the right tenant was essential to fully utilize the property’s capabilities.
