Top Permits issued in the New Orleans area, June 26, 2023

Over the past few weeks, permits have been filed for the ongoing new construction at 1300 Oretha Castle Haley Boulevard. Part of the former Brown’s Dairy site, the property named H3C Apartments is aimed to address the growing need for affordable housing, providing 192 new apartments, with 92 limited to senior tenants. DePaul Community Health Centers will be utilizing the ground-level portion as a community health center, creating an ingratiated service appealing to its tenant base. The completion of this project will spur additional foot traffic and presence on Oretha Castle Haley Boulevard and create much-needed housing opportunities for New Orleans residents, as outdated inventory, and the legality of short-term-rentals, continues to hamper available housing stock.

In Jefferson Parish, permits were issued with regards to Green Park Elementary School. Just south of Lafreniere Park, it is one of the 81 schools comprising the Jefferson Parish public school system. Changing enrollments in the wake of the COVID-19 pandemic have altered the landscape recently with regards to the district, as officials grapple with shrinking student bodies, and their resulting impact. While these changes will be resulting in some school closures, the smaller student population is also enabling the parish to reassess its inventory, reinvest in its existing portfolio, and perform updates where needed. Green Park first opened its doors in 1958, and currently serves over 400 students, from kindergarten to fifth grade. The changing school landscape in Jefferson Parish, while unfortunate in some ways, is facilitating the parish’s ability to strategically upgrade with means previously unavailable.

New construction permits were granted to 68400 James Street in Mandeville. Located off Highway 59, north of I-12, the surrounding area has primarily been developed with a large number of construction and real estate-servicing groups, including Ferguson Plumbing Supply, Carrier, Fox Pest Control, The Pool Store and Southland Plumbing Supply, among others. The Scott Corporation, dealing in bulk haulage of myriad products, will serve complimentary use to its neighbors. As new construction and development continues to proliferate St. Tammany Parish, the addition of this vendor serves to further solidify Marion Lane’s presence as a “one-stop” area for all construction-related materials and services. The evolution of this submarket is fitting, as its access to I-12 facilitates access throughout the entirety of St. Tammany Parish, and to Baton Rouge beyond.
