Challenge

The seller was ready to exit his entire Choctaw industrial portfolio in one move and roll the proceeds into a 1031 exchange property in south Baton Rouge. Selling six buildings as a package rather than one at a time required finding a buyer with both the appetite and the capital to take the whole thing down quickly. Shopping the portfolio broadly risked wasting time on buyers who could not execute, and the seller needed a clean, efficient process from start to finish.

Strategy
