Challenge
Jacob had been working with this buyer for two years searching for the right property. Option after option failed to meet their needs, and the pool of viable candidates was shrinking. When 411 Colonial Dr emerged as a strong fit, a new obstacle surfaced: the property was outside the buyer’s budget, putting what appeared to be the right deal just out of reach after a long search.
Strategy
Rather than walking away from the best option they had found in two years, Jacob looked at the full picture of what the buyer had available to them. The buyer owned a parcel at 11519 S Harrell’s Ferry Rd that they had been looking to sell. Jacob structured an offer that incorporated the Harrell’s Ferry land as part of the purchase price, with the remainder covered in cash. The approach allowed the buyer to convert an asset they no longer wanted into direct purchasing power on the property they did.
Result
Jacob closed the transaction, relieving the buyer of the Harrell’s Ferry parcel while simultaneously getting them into 411 Colonial Dr. After two years of searching, the right property was secured through a structure that neither party had initially considered, a reminder that the best deals sometimes require looking beyond the obvious levers.
