Challenge

The property was originally available only as part of a larger portfolio package, and the buyer had no interest in acquiring multiple properties. Time and patience allowed the seller to realize the potential in an individual sale. Once that hurdle was cleared, inspections revealed more deferred maintenance than anticipated, adding another layer of negotiation before the deal could move forward on terms the buyer could accept.

Strategy

Alex maintained constant communication with the seller throughout. That persistent engagement kept the conversation open when it might have otherwise stalled, and created the flexibility needed to restructure how the asset was being offered. When the deferred maintenance findings surfaced, Alex used them to negotiate a price that reflected the true condition of the building and delivered real value for the buyer.
