Challenge
Once Adrien Foley and Brady Becker identified an interested tenant, the focus shifted to working through the due diligence process and addressing the details and challenges that surfaced along the way. Leasing transactions can sometimes take time and encounter unexpected delays, but this tenant needed to be in the space within two weeks. Getting a lease fully negotiated and executed in under one week is uncommon, making speed and coordination critical from the start.
Strategy
Adrien met with the tenant four times in a single week to work through due diligence, resolve outstanding issues, and keep both parties aligned. He and Brady maintained open, quick communication between the landlord and tenant so questions and issues could be addressed as soon as they arose.
Rather than waiting for others to follow up or allowing items to sit unresolved, they established aggressive deadlines and maintained consistent follow-up, sometimes multiple times per day, to keep the transaction on schedule. That hands-on approach kept each step moving and prevented small issues from turning into delays that could jeopardize the tenant’s move-in timeline.
Result
The lease was executed in time for the tenant to meet their deadline. The landlord ended up with a fully occupied unit, and the tenant got into the space they needed without missing their window. Adrien and Brady turned an urgent situation into a clean outcome for both sides.
