From Missed Opportunity to Operational Fit

Mark Johns of  ELIFIN® successfully assisted Omega Protein in securing a large, SIP-compliant warehouse facility on an accelerated timeline after an initial site fell through.

Challenge

Omega Protein, a division of Cooke Inc, the largest privately owned seafood company in the world, needed to secure a large warehouse facility to support its operations. Initially, Omega Protein submitted an offer on a property in Kaplan that ultimately went under contract with another tenant at the end of last year. By the time their offer was presented, the City of Kaplan had already committed to the tenant currently occupying the property. Losing this location was a significant setback, particularly given Omega Protein’s need to move quickly and its requirement that any facility meet strict Seafood Inspection Program (SIP) regulations.

Strategy

Once the Kaplan property was no longer an option, ELIFIN® immediately pivoted to identify an alternative facility that could support Omega Protein’s operational and compliance needs. Drawing on a detailed understanding of the tenant’s requirements, including warehouse layout, storage capacity, and SIP regulatory compliance, 403 W Admiral Doyle Drive was identified as a strong candidate. 

ELIFIN® facilitated a thorough tour of the facility, highlighting its suitability for seafood processing operations, and coordinated the leasing process to meet the company’s aggressive timeline. By focusing on rapid evaluation, clear communication, and alignment of the facility’s capabilities with the tenant’s operational needs, the team was able to move quickly and efficiently through negotiations.

Result

The property proved to be an ideal solution for the tenant. The building met all operational and regulatory requirements, allowing the parties to move efficiently through negotiations and execute a lease on an accelerated timeline. Despite the initial setback in Kaplan, Omega Protein was able to secure a suitable warehouse facility without disruption to its business, turning a challenging situation into a successful outcome.
