17 Oct Gonzales Retail Buyer Beats Multiple Competing Offers
Noah Loveland of ELIFIN® represented the buyer in the successful acquisition of the ±24,300 SF retail property located at 122 S Airline Hwy in Gonzales, LA.
Challenge
The buyer had a well-defined investment criteria: stabilized Walmart shadow centers in high-growth markets with strong re-leasing potential if a tenant turned over. Ascension Parish, the fastest growing parish in Louisiana, checked every box. When the property hit the market, the buyer was immediately interested, and so was everyone else. Multiple offers came in on day one, which meant the window to secure the deal was measured in hours, not days.
Strategy
Noah already knew this buyer. This was the second deal he had closed with them, which meant there was no time lost getting up to speed on what the acquisition needed to look like. Noah gathered the necessary information, underwrote the property, and submitted an offer immediately. Speed was the strategy. In a competitive situation with multiple interested parties from the moment the listing went live, the ability to move with conviction and get under contract quickly was what separated a closed deal from a missed opportunity.
Result
The buyer secured the property and added another Walmart shadow center to a portfolio that now spans three such acquisitions over the past 18 months. This one delivered the highest CAP rate of the three, making it the strongest performer of the group on that metric. It was the second deal Noah had closed with this client in the same year, a relationship that began with a single cold call in November 2025 and has since produced two closings with more in the works.
