Challenge
The sale presented a unique regulatory challenge. While the ±16,726 square foot, Class A mixed-use property was well located in the heart of Old Metairie, the buyer’s intended use, a 24-hour emergency and specialty veterinary hospital, was not permitted under the existing zoning.
Before the transaction could close, the property required a rezoning to C-1, along with multiple variances that needed approval from the Planning and Zoning Commission and City Council. Without these approvals, the buyer could not move forward, placing the transaction timeline and certainty at risk.
Strategy
To navigate the entitlement process, the buyer engaged Sherman Strategies, a highly experienced consulting firm, to manage the rezoning and variance approvals. Demonstrating strong conviction in the project, the buyer committed nonrefundable deposits, allowing the property to remain under contract while approvals were pursued.
Throughout the process, ELIFIN® worked closely with consultants, municipal officials, and community stakeholders to address concerns and communicate the long-term benefits of the project. The proposed veterinary hospital gained widespread community support due to its commitment to public service, accessibility, and economic contribution.Noah guided his client through the complex rezoning process to ensure the transaction remained on track.
Result
The rezoning and variances were successfully approved, allowing the sale to close. The property was acquired by Blue Dog Veterinary Specialists, who plan to utilize a portion of the building as the new location for their 24-hour emergency and specialty veterinary hospital.
Once open, the hospital will serve as a critical resource for Metairie residents, providing readily available care for pets while acting as an economic stimulus for the area.
