10 Oct How a New Orleans Industrial Tenant Became the Owner
Adrien Foley and Brady Becker of ELIFIN® represented both the buyer and seller in the successful sale of the ±41,580 SF industrial property located at 5600 Hayne Blvd in New Orleans, LA.
Challenge
When Catholic Food Charities listed 5600 Hayne Blvd as part of a two-property portfolio in the summer of 2025, Adrien and Brady moved quickly to represent the buyer on the portfolio. A local owner-user who had been looking to expand missed their chance to purchase 5600 Hayne Blvd outright during that process. Rather than walk away empty handed, they came back to the table with a different structure in mind — a lease with an option to purchase — giving them a path to ownership they had not been able to secure the first time around.
Strategy
Getting a lease with an option to purchase across the finish line is rarely simple. The structure requires both parties to agree not just on current lease terms but on a future purchase price and the conditions that govern it, which creates significantly more room for disagreement than a standard transaction. Adrien and Brady worked through extensive negotiation and detailed back and forth to get both sides aligned on terms that gave the tenant a genuine opportunity to own the building while protecting the seller’s interests throughout the lease period.
Result
Coastline Construction closed on the purchase of the building, completing the path to ownership that had started with a missed opportunity and been rebuilt through a creative deal structure. For a New Orleans company looking to expand and put down deeper roots in the community, the acquisition represented more than a real estate transaction. Adrien and Brady delivered an outcome that worked for everyone involved, turning a deal that had already closed once into a second closing that mattered just as much as the first.
