How ELIFIN® Closed an Industrial Sale in Baton Rouge Using a Tenant Estoppel

Alex Ruch of ELIFIN® represented both the buyer and seller in the successful sale of the ±10,000 SF industrial property located at 10421 Mammoth Ave in Baton Rouge, LA.

Challenge

The building carried an active lease, but the tenant had vacated the space. For the seller, an out-of-state owner with no desire to remain involved with the property, the goal was a clean exit at an acceptable number. For the buyer, who needed a replacement property for tax purposes, the deal only worked if the tenant’s lease obligations were going to hold. A vacant tenant is not the same as a paying one, and that uncertainty had to be resolved before the transaction could move forward with confidence.

Strategy

Alex secured a tenant estoppel, a signed acknowledgement from the tenant confirming their commitment to the terms of the existing lease despite no longer occupying the space. Putting that confirmation on paper removed the ambiguity that could have derailed the buyer’s confidence in the asset and gave both sides a clear, documented foundation to close on.

Result

The seller achieved a price he was satisfied with and completed a clean exit from a property he had been managing from out of state. The buyer secured a well-priced industrial asset that met their tax replacement needs, backed by a lease with documented tenant obligations in place. Alex identified the right fit for both parties and resolved the one issue that stood between a workable deal and a clean close.
