Challenge

The seller hadn’t set out to own this building as a real estate investment. He’d acquired it as part of buying into a business that operated out of one of its suites. The real estate came bundled with that deal, not as a purchase he’d planned around. The business was doing well, but it no longer needed the space and had started considering a move to a new location. That gave the seller a reason to think about the building’s future, but he had no real sense of what it was worth or whether selling even made sense.

Strategy

Sam Johns reached out to the seller directly about this specific property, building on a relationship Fabian Edwards had already established through prior deals with the client. Johns and Edwards put together a valuation that showed the building was worth more than what the seller had paid for it, equity he didn’t know he was sitting on. That valuation was what actually moved him to list. It turned a vague maybe into an obvious yes. Once the seller signed on, Johns and Edwards worked the sale efficiently, managing the transition around the tenant business’s own relocation plans and keeping the deal on pace toward closing.

Result

The building sold after only being on the market for 59 days, and the seller walked away with a meaningful gain over what he paid for it less than three years earlier. The valuation Johns and Edwards put together is what surfaced that gain in the first place, turning a piece of real estate the seller hadn’t considered selling into a profitable exit.
