Challenge
The property was occupied by Dollar General, and coordinating the change of ownership with their organization meant working through multiple layers of internal gatekeepers. The timing had to be precise, a missed rent payment or a payment landing in the wrong hands would create prorations and complications on the settlement statement that nobody wanted to untangle at closing. Getting Dollar General’s internal processes to align with a transaction timeline required persistence and careful coordination that could not be left to chance.
Strategy
Adrien and Brady worked through Dollar General’s organizational layers with consistent follow-up, making sure the right contacts were engaged at each stage of the process. Once the closing period began, they made the coordination effort a daily priority by tracking every moving piece to ensure the ownership transition, rent collection, and insurance coverage all timed out cleanly. They also handled the bulk of the due diligence items directly, allowing the buyer to stay focused on his other priorities while the transaction moved toward close.
Result
The transaction closed with the ownership transition timed exactly as intended, no missed payments, no misdirected rent and a clean settlement statement. The buyer added another well-occupied retail asset to his portfolio, this time anchored by Dollar General. It was the third transaction Adrien and Brady had closed with this client, and by the time this one wrapped up, the fourth was already in the works.
