Challenge
The seller was ready to retire and needed a clean, private disposition on a tight timeline. The property required rezoning through Jefferson Parish before the transaction could close, and with only 90 days to work with, there was little room for delays in the approval process. Beyond the rezoning itself, drainage and electrical requirements tied to the new intended use had to be addressed to satisfy the parish’s standards for the development. Coordinating all of it within a compressed window made execution the defining challenge of the deal.
Strategy
Brady and Adrien kept the transaction off-market at the seller’s request, reaching out directly to a targeted buyer. That buyer came with their own representation, but the deal moved forward. To accelerate the rezoning and approval process, Brady and Adrien leveraged existing relationships with the City of Harahan to move the matter higher on the parish’s docket. Both the buyer and seller had their own ties to the city, and those combined relationships created the access needed to push the process forward faster than a standard municipal timeline would have allowed.
Result
The rezoning was approved in under 30 days, well ahead of what the timeline demanded. The transaction closed with the seller receiving a premium price, giving them the clean exit they needed to move into retirement. What could have stalled in a municipal approval backlog was resolved quickly through the right relationships and deliberate coordination.
