Challenge
The seller did not want a long, drawn out process. He had one condition: the deal needed to close within 25 days of going under contract. That left very little margin for delays, and meant that every person involved had to be on the same page and moving quickly from day one.
Strategy
Adrien and Brady jumped on every piece of the transaction at once. The tenant had a right of first refusal that needed to be addressed, the title company needed to work through a resubdivision, and all other parties had to be kept in the loop and moving at the same pace. Rather than working through things one at a time, Adrien and Brady handled everything simultaneously and stayed on top of each party to make sure nothing fell behind.
Result
The deal closed on time. The seller got the quick, clean exit he was looking for, and the buyer picked up a retail property on Veterans Blvd that he plans to hold in the family portfolio for the long haul.
