Resolving Inspection Negotiations to Achieve a Win-Win Sale

The 5,400 square foot retail property located at 3212 W Esplanade Ave N sold to Fleurty Girl owner for $1.25 million. Adrien Foley and Brady Becker of ELIFIN® represented the seller in this transaction. 

Challenge

Brady and Adrien were tasked with selling the former Quality Seeds location. After successfully finding a buyer, during the due diligence phase, inspection findings led the buyer to request a credit, while the seller remained firm on maintaining the originally agreed-upon purchase price. The differing expectations created a potential impasse that threatened to delay or derail the transaction.

Strategy

To address the issue, they presented the buyer with relevant comparable sales data and reinforced the strength of the deal at the current price point. By clearly demonstrating the property’s market value and highlighting the long-term upside of the location, ELIFIN® helped the buyer see how the acquisition aligned with their growth objectives and positioned their business for continued success.

Result

The transaction closed with the seller receiving the original agreed-upon sales price, while the buyer successfully expanded her Metairie presence, doubling the size of her existing operation in the market.
