Challenge
The seller, based in Mexico, received notice that his tenant would not be renewing their lease, putting him in a difficult position. With a mortgage on the property and no local presence in Baton Rouge to lean on, a prolonged vacancy was not something he could afford to absorb. He needed to sell the property quickly, ideally before the tenant walked out the door, but had no established relationships in the local market to make that happen.
Strategy
