Challenge
Before the property could be listed, the team had to help the owner answer a fundamental question: what exactly was being sold? The building was mid-conversion, and the owner faced a genuine decision about whether to sell the property as-is, complete the project first, or tear the structure down and market it as a land tract. Each path carried different costs, timelines, and buyer pools. After working through the options, the decision was made to sell the property in its current state, which meant finding a buyer willing to take on a half-finished project.
Strategy
The listing generated early interest, with a steady stream of inquiries coming in off the for-sale sign. Cade identified a buyer who approached it differently, someone who was less focused on the building’s current condition and more focused on the location and the visibility the site offered. That buyer had a clear vision: finish the shell building and convert the property into a car lot, a use that made the site’s size and frontage an asset rather than an afterthought.
Result
The property sold in 73 days. The buyer secured a high-visibility location he had been searching for, and the seller closed a transaction on a property he had been deliberating over for two years. What stalled most prospective buyers ended up being exactly what the right buyer needed.
