Top Permits issued in the New Orleans area, April 29 – May 11, 2023

One of my favorite parts of being a commercial real estate agent is being privy to new concepts in our market. Although these additions do not always come to fruition, I have always enjoyed culling newly issued permits as a means of ascertaining their viability and gauging activity.

While adaptive reuse and renovation continue to characterize activity in Orleans Parish, both St. Tammany and Jefferson Parishes are enjoying a bevy of new construction.

Among those filed over the course of the last two weeks, I was particularly intrigued to see a “Total Renovation” permit filed for 709 Tchoupitoulas St. The property has long served as home to Dr. Lock Inc. – sandwiched between CBD mainstays The District and Lucy’s Retired Surfer Bar. I am curious to see how the revitalization of this property may impact the block, and whether its use will pivot to that of its neighbors.

Permits were also filed for an interior demolition at 1000 Howard Ave. The former Archdiocese building was sold in March of 2022 for $8.3 million. Previous publications indicate the 12-story building will be converted into a short-term residential/hotel hybrid. The issuance of permits bodes well for an underutilized segment of the city, which has seen a flurry of activity in the last year.

Looking across the lake, new construction and development continues near the intersection of Highways 1085 and 1077. Anchored in part by Coquille Park, a recreational facility, and Archbishop Hannan High School, a co-ed Catholic school having relocated post-Katrina, the area has seen an explosion of new retail development. The lack of available retail inventory in Covington, coupled with fast-paced residential development in Madisonville, has created little challenge with leasing up space in the vicinity. New construction at 1035 LA-1085 is the latest in a long string of vibrant development in St. Tammany.
