Turning a Long-Term Relationship into a First-Time Investment

Challenge

Rather than a traditional obstacle, the challenge in this transaction was uncovering an opportunity that had not yet been expressed. The buyer was a long-term client, and ELIFIN® had been handling the leasing of his full-service office building for more than five years. Despite the ongoing collaboration, the client had never previously purchased an investment property for himself, and it was unclear whether ownership was even part of his long-term goals.

The opportunity only surfaced through conversation. During a routine lunch meeting, Jacob and Fabian asked a simple but important question, whether he had ever considered purchasing an investment property. The answer was yes, opening the door to a new direction that had not previously been explored.

When inspection issues arose that could not be resolved efficiently, they pivoted quickly rather than forcing the deal forward.

The transaction successfully closed in approximately 40 days, marking the client’s first investment property acquisition. The purchased asset was a high-quality office investment with a long-term tenant already in place, providing immediate income stability and long-term value.

The deal underscored the importance of proactive communication and relationship-driven advisory. By simply asking the right questions, Jacob and Fabian uncovered an opportunity that was already present and helped a long-term client take a meaningful step toward building his investment portfolio.
