Cornerstone Commercial Flooring has built a rapidly expanding, multi-state business. Having outgrown their existing headquarters, founder Jim Lloyd, engaged ELIFIN® to assist in securing a larger facility. The company’s primary criteria for a new space included an appropriate location, enough square footage to accommodate their expanding team, and a price that aligned with the budget. From the outset, identifying a parcel of land that satisfied the size, location, and budget criteria presented a significant challenge.

Strategy

Understanding Cornerstone’s needs, Alex began researching options to meet their requirements. After recalling a high-quality warehouse that was recently listed, Alex suggested expanding the search to include existing properties in addition to land. During the tour of the warehouse space, it became clear that the property owner was motivated to sell and might accept a discounted offer. This presented a strategic opportunity to secure a property that met the size and location needs at a favorable price.

Result

ELIFIN® and the client worked together to move quickly, submit an aggressive offer, and ultimately close shortly thereafter. As a result, Jim secured a property that perfectly matched his size requirements at a significantly lower cost than new construction.
