When Timing Matters Most

Challenge

The primary challenge in this transaction was timing. At the time Alex and Cade took this listing, the property was fully-occupied with an existing lease. After hitting the market, they found an interested buyer but they were seeking to owner-occupy the property within a specific and relatively short timeframe. Aligning these two competing interests required a solution that respected the tenant’s rights while still meeting the buyer’s operational needs. Without a clear path forward, the deal risked stalling due to misaligned occupancy timelines.

Strategy

To overcome this challenge, ELIFIN® worked closely with all parties to create a workable solution. They negotiated an early lease termination with the existing tenant, ensuring the process was handled professionally and cooperatively.

At the same time, Alex and Cade devised a clear transition plan that aligned the property’s availability with the buyer’s intended move-in schedule. This proactive approach allowed the buyer to move forward with confidence, knowing the space would be delivered on time and ready for owner occupancy.

Result

As a result of this strategy, the transaction successfully closed at a favorable price for both buyer and seller, while fully meeting the buyer’s required timeline for occupancy. The outcome provided certainty, minimized disruption, and allowed all parties to achieve their respective goals.
