Challenge
This property had been vacant with little leasing activity. The Houma market was not producing qualified prospects for the industrial warehouse/ office space, and traditional marketing efforts were not generating the traction needed to fill the space.
Strategy
Caden canvassed Morgan City, a separate market entirely, targeting companies with operational ties to the offshore energy industry that might have reason to establish or expand a presence in the Houma area. During that outreach, he connected directly with SEACOR Marine, a global marine transportation company serving offshore energy industries across five continents, and made a direct case for the property as a fit for their expansion plans.
Result
The vacancy was filled within a few months of Caden’s Morgan City canvassing effort. SEACOR Marine secured the space, expanding their operational footprint into the Houma market. The landlord gained a globally recognized tenant with a strong industry track record, an outcome that would not have been possible without Caden’s willingness to pursue prospects well outside the obvious radius.
