29 Aug How ELIFIN® Guided a State Agency Through an Office Search in Baton Rouge, LA
Jacob Loveland of ELIFIN® represented the tenant in the successful lease of an office suite located at 700 Main St in Baton Rouge, LA.
Challenge
The Louisiana Commission for the Deaf needed a larger, more functional space for their team, and finding it was only half the challenge. Transacting with a state agency means navigating a procurement and approval process that operates on its own timeline, one that demands patience and persistence from every party involved. A landlord willing to see that process through is not a given, and finding the right space and the right landlord at the same time made an already difficult search considerably more complex.
Strategy
Jacob stayed with the client through every turn in the process. He toured options, ran the analysis on each one, and made sure the Commission had the information it needed to evaluate every space against how the agency actually operates. When the first property fell through on the landlord’s side, Jacob had alternatives ready. When the agency’s internal approvals shifted the timing, he kept the search active and the client informed rather than letting it go cold. A second property came together and then collapsed for reasons outside anyone’s control, and Jacob restarted the process without losing any of the groundwork already built.
When 700 Main St began to take shape, Jacob pulled every stakeholder into a single meeting rather than managing the back and forth piecemeal. That decision cut through the procurement noise, put the landlord and the agency in the same room on the same terms, and gave the deal the momentum it needed to close.
Result
The Louisiana Commission for the Deaf secured a space they can grow into for years to come, in a downtown location that works for their team and the people they serve. The search required starting over more than once, and each restart was handled with the same discipline as the first. Jacob managed the diligence, kept the options in front of his client, and delivered the space the agency needed on terms that held through a procurement process most transactions never have to survive.
