Alex Ruch of ELIFIN® represented both the buyer and seller in the successful sale of the ±43,000 SF industrial property located at 6545 Airline Hwy in Baton Rouge, LA.
Challenge
The buyer had been interested in this property for a long time, but interest alone does not make a deal. For many years the building had operated as a furniture store, and the sellers had recently closed their operation. Getting from a buyer who had been circling the property to a signed agreement meant bringing two sides together on terms that both felt good about, and that took time.
Strategy
Alex stayed in regular contact with the buyer over the long run, following up consistently so the interest never cooled. At the same time, he worked with both parties to find common ground. Representing both sides meant he could keep each one informed and move them toward an agreement that left everyone happy rather than one side feeling like it had given up too much.
Result
The buyer plans to open a furniture store in the building, so the property will keep serving the same purpose it has for many years. The sellers closed out their business with a sale they were happy with, and the buyer got the property he had been watching. Alex delivered a deal that carries the building's history forward with a fresh start.
