Selling More Than a Building

Benji Azar of ELIFIN® represented the seller in the successful sale of the 34-unit multifamily property located at 1400 Lake Ave in Metairie, LA.

Challenge

The sellers were a family navigating a succession, inheriting both the property and its associated responsibility. The building had been owned and operated by the family since the early 1970s, and the weight of that history was present throughout the transaction. The beneficiaries were relatively new to property management, which meant Benji was not just guiding a sale but helping a family work through a decision that carried real emotional stakes. Finding the right buyer in a sought-after multifamily corridor in Jefferson Parish was the straightforward part; honoring what the property meant to the people selling it was the harder challenge.

Strategy

Benji recognized early that this transaction required a different kind of engagement. Rather than moving the deal forward at arm’s length, he invested in building a genuine relationship between buyer and seller, facilitating multiple meetings before closing so the family could get to know who was taking over. The goal was to make the process feel less transactional and more personal, one the sellers could feel good about long after the papers were signed.

Result

The sale closed with every party satisfied. The family walked away from a property they had held for more than five decades knowing it was in good hands, which was as important to them as the sale itself. Benji delivered a result that required as much care as it did execution.
