24 Oct How Persistence Secured a Broussard Industrial Deal
Caden LeBlanc of ELIFIN® represented the seller in the successful sale of the ±74,400 SF industrial property located at 171 Lake Talon Rd in Broussard, LA.
Challenge
This deal took almost a year to get done. The first hurdle was the owner himself. He was hesitant to do anything with the property and had little interest in working with a broker, so Caden had to earn his trust before a sale was even on the table. Once the owner was ready to move, the deal still had to survive two buyers falling through, the second one at the very end of due diligence.
Strategy
Caden worked diligently to find the right buyer, hunting until he could bring the owner an offer at the exact price he wanted. That got the owner’s attention, but the deal fell apart early because of a separate deal involving a 1031 exchange outside of Louisiana. Caden went right back to work and found a second buyer at the same price. That deal made it deep into due diligence before falling through just as the period was ending. Determined not to let a property of this size go unsold, Caden kept pushing, kept searching, and found a third buyer.
Result
The third buyer closed in October 2026, completing the largest deal of Caden’s career to date. For the seller, Caden’s persistence turned a property he had been reluctant to sell into a closed transaction. Losing a deal twice is enough to make most brokers walk away. Caden kept going until the job was done for his client.
