Challenge
The property was a nearly three-acre vacant land tract located along Perkins Road, directly across from Pennington Biomedical Research Center. The property was owned by a group of siblings who had inherited the land from their parents, and it had historically been used for residential purposes. Although the site benefited from a strong location and excellent visibility, its size and the rising costs of development made it difficult to sell at a price the owners found acceptable.The property had been marketed previously without success, creating frustration among the owners and uncertainty about how to unlock the site’s full value. ELIFIN® was engaged to reassess the opportunity and develop a more strategic path to disposition.
Strategy
Fabian implemented a comprehensive, multi-channel marketing approach designed to maximize visibility and generate interest from a wide range of potential users. In addition to traditional marketing efforts, direct outreach was made to neighboring landowners and to both active and inactive developers to highlight the long-term potential of the site. Through these conversations, it became clear that the highest and best use of the property was not as a single development, but as a shared opportunity among multiple end users. ELIFIN® identified and engaged three separate parties, each with a distinct need for a portion of the tract, and worked closely with the buyers’ broker to coordinate a subdivision of the property prior to sale. This approach allowed each purchaser to acquire only the portion of the site that aligned with their specific plans while maintaining a cohesive transaction structure.
Result
By structuring the transaction around three end users, development and construction costs were effectively shared, reducing the financial burden on each buyer and making the deal economically viable. This strategy enabled the sellers to achieve a purchase price that met their expectations, while each buyer secured a portion of the property tailored to their intended use. The transaction resulted in a successful disposition for the ownership group and transformed a long-vacant parcel into active commercial use, contributing positively to continued growth and development along the Perkins Road corridor.
