Persistence Over Friction

Adrien Foley, Alex Ruch, and Brady Becker of ELIFIN® represented the buyer in the successful acquisition of the industrial warehouse located at 1833 Industrial Blvd in Harvey, LA.

Challenge

The path to closing was not a straight line. Pre-contract negotiations were drawn out, with significant back and forth before the parties could align. Inspections surfaced a list of repairs that had to be worked through before the transaction could move forward. At multiple points, the deal had reason to fall apart.

Strategy

Adrien, Alex, and Brady kept the transaction moving through with persistent follow-through and consistent communication. When inspection findings created new variables, they worked through them methodically rather than letting the complexity become an exit ramp. The tenant’s five-year lease extension, which had originally sparked the buyer’s interest in the property, remained a reminder of what was at stake if the deal got done.

Result

The transaction closed, and the existing business operating out of the warehouse will continue to do so for at least another five years under the extended lease. For the buyer, the acquisition added another industrial property to a portfolio that spans dozens of warehouses throughout Harvey. A deal that had every opportunity to fall apart instead became another well-executed addition to a growing local portfolio.
