Two Sales, One Property, One Year

Alex Ruch of ELIFIN® represented the seller in the successful disposition of the FedEx-tenanted distribution center located at 10781 Coursey Ct in Baton Rouge, LA — the same property he represented them in acquiring just one year prior.

Challenge

The prospective buyer was interested in acquiring the property for his own business operations, but the existing lease with the current tenant had several years remaining. Moving forward meant Alex was tasked with finding a way to make the property work for an owner-occupant before the lease expired, without disrupting the existing tenancy or walking away from a well-qualified buyer.

Strategy

Rather than waiting out the lease or walking away from the deal, Alex identified a practical path forward. The property included additional acreage on the north side that was not part of the existing tenancy, giving the buyer the ability to establish his own business operations on-site immediately. Alex structured the transaction so that the incoming lease payments provided the buyer an income stream while he waited for full possession of the building.

Result

Alex closed the transaction successfully, delivering a clean outcome for all parties. The seller, whom Alex had represented in the acquisition of this same property just one year earlier, walked away with over $1 million more than they originally paid. The buyer secured a property that began working for his business from day one, with a clear path to full owner occupancy when the lease expires.
